Becoming a Full-Time Real Estate Investor

Becoming a full-time Canadian real estate investor is a desire a lot of people have. They get an idea in their head that where they are today financially is not where they would like to be and real estate investing will solve all of their problems.  Real estate is a great business, yes but it can be very challenging  and if not done properly, is rarely achieved.

A real business

The full time real estate investor must be able to create deals that involve both conventional and non-conventional ways of doing business. By this I mean putting your own money in a deal, but also doing many more deals using zero of your own money, and having zero liability in every property. That’s a real business.

The average investor

The average investor will go and talk to a realtor friend  who may alert them to some kind of deal. The sad thing is, a lot of realtors are relatively uninformed as to what a good deal is in terms of a flip or long term hold. The rookie investor inadvertently becomes a renovator or landlord and may possibly have to inherit  tenants,  having to accept the protocol of what is already going on in that property.

A  little knowledge is a dangerous thing

The problem with a lot of amateur real estate investors is that they read a couple of books and then they start getting involved in deals. They say: “a little knowledge is a dangerous thing”, and it is very true. These lessons(mistakes) in real estate can be very, very expensive.

My suggestion to the novice real estate investor is to first get some excellent training to open your mind up to both the conventional and non-conventional ways of participating in the real estate business. It is a great and rewarding business to be involved in and can have very little risk if you have educated yourself properly.

So, how to get started?

Well of course we would recommend beginning on the right foot by taking training  from Canadian Wealth Builders which will open your mind to many ways of becoming a full time real estate investor. You must learn to understand the practical aspects of  being able to become a success in the business of real estate investing. This means utilizing your mind in structuring deals where you are using none of your own money and incurring zero liability in the properties.  To us, that’s a real business…not throwing your own money at every deal and assuming 100% liability. I hope you see the difference.

Prior to that, one must start building an entourage of experts in order to have a team that is working for you to not only help search out good deals for you,  but be able to work with you along the way in all aspects of your new business.

Building database

The biggest thing in getting started is building a database so you can do deals that require zero of your own money  and creating zero liability for you. Without a database to be able to do the non conventional deals, most people will run out of money and won’t be able to proceed any further.

To make this a true business, you must have all of the tools available to you in order to succeed.
